What’s The GST/HST New Housing Rebate?

When you purchase newly built or heavily renovated housing, you pay a sales tax on top of the purchase price which is made up of a federal portion and a provincial portion. Some provinces keep these taxes separate while others combine in the Harmonized Sales Tax (HST). The HST new housing rebate (click to learn more!) allows you to take back some of the federal portion of the tax also known as the Goods and Services tax (GST), and in select provinces there may also be rebates for the provincial part (PST) as well! Earn upwards of $30,000 back in just 8-12 weeks! 

Important Notes:

The amount of federal rebate you can receive for the GST Portion is 36% of the GST tax amount up to a maximum of $6,300, and disappears entirely once the home price exceeds $450,000.

Depending on your situation, you may be eligible for either the provincial rebate, federal rebate, or both. In general, you may be eligible for the rebate if any of the following applies:


  • You purchased newly constructed or heavily renovated housing for residential purposes that stands on purchased land or land that will be leased for more than 20 years
  • You purchased co-operative housing complex shares for residential purchases
  • You have heavily renovated your home (meaning more than 90% of the interior must have been removed or replaced)

PRICING

To help you submit your documents accurately and maximize your rebate, MIB charges an easy, flat fee of $325 CAD per application (plus tax). This amount will not be charged until after we have confirmed your eligibility for this rebate and secured the right paperwork and information required to proceed.
