What is the GST/HST New Housing Rebate?

When you purchase newly built housing (including preconstruction), you pay a sales tax on top of the purchase price which is made up of GST and PST. Some provinces keep these taxes separate while others combine them in the Harmonized Sales Tax (HST). The GST/HST new housing rebate (click to learn more!) allows you to take back some of the federal portion of the tax also known as the Goods and Services tax (GST), and in select provinces there may also be rebates for the provincial part (PST) as well! Important Notes:

The amount you can receive for the GST Portion is 36% of that tax amount up to a maximum of $6,300. But the GST rebate disappears once the home price exceeds $450,000.

Eligibility

Depending on your situation, you may be eligible for either the PST rebate, GST rebate, or both! In general, you may be eligible for the rebate if any of the following applies:

You purchased a new preconstruction home or condo for residential or rental purposes.

You purchased co-operative housing shares for residential purchases.

You substantially renovated your home.

PRICING

To help you submit your documents accurately and maximize your rebate, MIB charges an easy, flat fee of $325 CAD per application (plus tax). This amount will not be charged until after we have confirmed your eligibility for this rebate, and secured the right paperwork & information required to proceed.
